Posi-Joist system ideal for timber frame apartment construction

Goodwins Timber Systems, a division of Goodwins (UK) Ltd, has recently started manufacturing the Mitex Posi-Joist system under licence.  Its ‘robust detail’ specification enables it to be utilised in timber frame apartment construction.

The current Part E of the Building Regulations covering ‘The Resistance to the Passage of Sound’ requires compliance with robust detail E-FT-3 which is achieved by the Posi-Joist system with a 42dB resistance to airborne noise.

Goodwins Timber Frame is thus fabricating floor cassettes for use in apartments using the Posi-Joist robust detail specification incorporating the metal web joists complete with floor sheeting and suitable for compliance with sound attenuation and fire safety requirements.

Several apartment developments are currently under construction around the country using Goodwins Timber Frame systems, incorporating the Posi-Joist robust detail floor cassettes, including projects in Swindon, Gloucester, Swansea, Hastings, Newquay, Bristol and Bridgwater.

The Posi-Joist system itself is a clever design solution as an alternative to solid joists.  The metal web design is 40% lighter with a larger span capability.  Services sit inside the joist which allows more flexible room layout, and there’s no need to notch or drill for pipes and cables.  By using less timber, shrinkage is virtually eliminated and there are wide fixing surfaces for extremely quiet floors.

As licensed manufacturers of the product, Goodwins is also able to supply Posi-Joists for use in traditional building construction as an alternative to solid joists, so providing the lightweight benefits and open construction for ease of pipe and cable installations. Posi-Joist can be supplied in either stock lengths or to specific project design requirements, and will be available through builders merchants.
